292 - Update

Life has settled and continued at 292. I haven't written much about it for a while, however, it all goes well. Both apartments have lovely tenants and the new garden is slowly growing with new shoots sprouting. Dad and I are almost ready to apply for the Code of Compliance. We have been finishing little details over the last few months - when weather, time and energy allows us. It was on this gorgeous day that I decided to take a good look on how far 292 has come - and indeed it has. Aren't before and after photos great?

292 - Driveway

The old driveway is gone and getting ready for the concrete to arrive tomorrow.
New slat walls beside the deck and around the entrance at the back. Waiting for me to paint them.
Euan working on the driveway on the other side of the building. That's a new driveway edge which will have planting behind. Retaining walls waiting for me to stain them.

I haven't updated about 292 for a while but that's not to say that nothing has been happening! Plenty has been going on.
All the interior painting has been finished and the tiling is well underway - finished by the end of tomorrow we hope. Meanwhile, Euan the builder has been tackling the outside area. Last week this area was a complete mess - the plumbers had dug up all the dirt to lay the pipes. It was during the heavy rainstorms so there was water and mud everywhere. It is looking much better now and even more so tomorrow when the concrete truck arrives.
Dad and I have a weekend of finishing exterior painting details and cleaning up in preparation for next week. The plumbers and electricians will take over early next week to do their finishing touches, then the carpet will follow, in which I then follow with all my belongings and officially move in. Yah!

292 -The Latest...


I visited 292 yesterday and it is ticking along. The painters have arrived for interior painting and Euan the builder is working outside on the new balcony for upstairs. There will be a ground level deck located underneath.

292 - New Beginnings



Welcome to 'Project 292'.
This is a two storey, late 60's weatherboard building with two one-bedroom flats that is looking a bit worse for wear. Brought 3 years ago, my Architect father and I had plans to improve this property from the day of purchase. However, delays with Resource Consent, finishing the Building Consent, our own daily Architecture and Interior Design careers and other life's distractions got in the way. Now it is time to get this baby on the road.
First sign of change is the huge Macrocarpa trees at the back. Next week they're getting the chop. I'll let you know how it goes. Til then...

New Work - Exterior colours

Here is another collaboration with Minty Architecture. A new garage with a studio above was designed and built on the street in front of the existing house (see top photo).
This house is located on a street that has a reputation for brightly coloured houses and the clients wanted to carry on the tradition. One half the client duo wanted to keep the overall exterior scheme simple and the other half loved purple.
So this scheme was pulled together - we went bold on the weatherboards and doors and we balanced this with white trims and neutral greys. It has a slight Scandi feel about it. We put the much loved purple on the front door of the main house and on the letterbox.
The colours has been getting great response on the street, the clients are delighted and even our star builder, Euan likes it. Sweet.

New Work - Exterior

Here is the house before...



And here it is after. We kept the colours simple and painted out all the details in white. We used a dark charcoal on the doors (need to take a picture of that next time) to give some depth and contrast.
